We, the proprietors of 499 Dolores, on the prime foodie corner of 18th, are selling our leasehold. You may remember a curbed post about us from when we opened in 2008:

http://sf.curbed.com/archives/2008/05/01/storefronting_studio_3579_design_comes_to_18th_street.php

As the current tenants, we are very excited to consider prospective new or existing businesses looking to make the most of our space. Even though this location is arguably the best in the city, with amazing traffic, an incredible landlord, and gorgeous remodel we did just 2 years ago… our second shop that we opened in the fall of 2009 in embarcadero center has turned out to be more of a success than we could have imagined, and overall a better fit for our clientele. As small local designers, with web and wholesale facets to our business which also take time and effort, we are finding that we need to focus on just one retail location, to be able to best meet the needs of all of our customers.

about the space:
- Fantastic corner directly across from Dolores Park now available!
- Approximately 1,100 sq ft of street level restaurant/retail with frontage on 2 sides
- Neighbors include Dolores Park Cafe, Delfina & Delfina Pizza, Bi-Rite Market & Creamery, and Tartine Bakery
- Recently remodeled space with ADA entrance & beautiful wood floors in well maintained building with upgraded restaurant friendly power
- Huge potential for experienced operator - neighboring Bi-Rite does in excess of $4,000 per sq. ft. annually (see article here: http://www.sfgate.com/cgi-bin/article.cgi?f=/c/a/2009/11/26/BU5T1APE66.DTL)
- Contact agent for complete details, please do not disturb current tenants.

Brick & Mortar Commercial, as exclusive representative, is pleased to offer 100% of the remaining 8 year leasehold interest in the ground floor retail/restaurant space at 499 Dolores Street in San Francisco, CA. This is a rare opportunity to acquire a significant corner located directly across from Dolores Park, at Dolores and 18th - the gateway to the best block of Mission food. Experienced operators will enjoy heavy park traffic and should be prepared to take advantage of the Bi-Rite creamery line in addition to the hungry masses crowding the sidewalks on their way to Bi-Rite Market, Delfina & Delfina Pizzeria and Tartine Bakery. Neighboring tenants have experienced phenomenal success in this neighborhood, with sales of over $4,000 per sq. ft. being recorded. (see article here: http://www.sfgate.com/cgi-bin/article.cgi?f=/c/a/2009/11/26/BU5T1APE66.DTL)

The space was completely remodeled in 2008 and features an ADA compliant entrance, beautiful hardwood floors, approximately 69′ of combined frontage on two sides, large windows, high ceilings and a finished stucco exterior facade. The corner configuration makes possible simple division of the space for installation of second entrance and/or takeout window. The building itself is well maintained and has significant power upgrades from the street to the main panel. This, along with the ability to run venting up the side alleyway make this space a natural restaurant conversion. Please check with building and planning to verify suitablitity of your use.

Key money required. Please contact agent for complete details, please do not disturb current tenants.

interested parties should contact broker:

About Eric Rewitzer:
Eric Rewitzer was born and raised on the industrial shores of Lake Michigan. He studied at the Cleveland Institute of Art, and moved to the West Coast in 1987. Eric finds constant inspiration in the scale and diversity of the California culture and landscape. For the last 12 years, he has not stopped looking at the city he calls home, San Francisco. Rewitzer finds it to be an amazing mix of natural beauty, urban grit, and human diversity.

While being a prolific painter, Eric also takes great satisfaction in hand carving relief prints based on the iconic images of modern culture, and manually printing them on his Conrad Machine etching press in his light-filled studio he shares with his wife, Annie Galvin, also an artist. They started 3 Fish Studios in January 2007 in order to create a space where they could make art, listen to music, and show their work.

Annie and Eric are strong believers in the collaborative process of creating and sharing art, and they love to be surrounded by the vibrancy of creative people exchanging ideas.

We can’t wait to see you!

Sarah Spitler was born and raised in Ohio, where she studied at the Columbus College of Art + Design before moving to San Francisco and finishing her BFA in painting at the California College of the Arts in 2006. She currently lives and works in San Francisco.

While studying at CCA, she developed in interest in geography and the visual forms present in macro- and micro-scale in nature and the cosmos, with chaos manifesting itself alongside form in her work. Chaos is powerful in that it is beyond human control; specifically, it interests her in depiction as catastrophe - as the uncontrollable and random force of natural cataclysms. In her work, she combines these forms with abstract (and often chance) mark-making, with an appreciation for sweet and synthetic color, and translucency.

She has participated in several group exhibitions, art auctions/fund-raisers, and since graduating has had three solo shows in California and Oregon.

About Studio 3579:
Studio 3579 celebrates the intersection of local art, design and fashion, woven into the everyday life of our community.

We believe the things you live with everyday should be a pleasure. We love what we sell - a rotating selection of fine art, men’s and women’s clothing, accessories, and handmade designer jewelry.

About Annie Galvin:
Annie Galvin was born and raised in Ireland. She worked as an illustrator in a Dublin ad agency before moving to San Francisco in 1989, two weeks before the earthquake. Annie is inspired by San Francisco, Vogue magazine, comic-books, Josef Frank textile designs, gardens, Mexican wrestlers, the short stories of Haruki Murakami, and her own dreams and daydreams. She doodles constantly.

Annie shares a lovely light-filled studio with her husband, Eric Rewitzer, also an artist. They started 3 Fish Studios in January 2007 in order to create a space where they could make art, listen to music, and show their work. Annie and Eric are strong believers in the collaborative process of creating and sharing art, and they love to be surrounded by the vibrancy of creative people exchanging ideas.

Studio 3579 is now featuring the works of San Francisco artist Leigh Wells. Systems to Chaos will be shown at the studio from April 18th through May 29th, 2009. Leigh’s work is engaging, beautiful, and affordable for all art enthusiasts. Stop by and have a look!

About Leigh Wells:
Leigh Wells is engaged in an ongoing drawing dialogue with complexity and the unknowable, with an interest in attempts by science, religion and history to address these themes. While abstract in nature, the works reference social phenomenon, extreme religious beliefs, scientific theories, and other accepted bodies of knowledge.

Combining collage and mixed-media with an emphasis on drawing, her work attempts to challenge, in its way, simplistic worldviews that contrast with the overwhelmingly complex and unknowable nature of reality. In works that interact with found historical, cultural or religious materials, she questions, using her own systems, the presumed points of view contained in these objects.

Leigh’s work was presented this summer in a one person show at Gallery 16 in San Francisco, appeared in the September 2008 issue of Harper’s magazine, and is included in the Viewing Program at The Drawing Center in New York, and the flat files at Pierogi in Brooklyn.

Leigh Wells was born in Oakland, California and holds a BFA from University of San Francisco. She has studied at the San Francisco Art Institute and Parsons/New School in New York.
